 Security & Access Updates
  • ADT security system installed September 23, 2025
  • Exterior and interior common areas, including the clubhouse, are monitored with cameras, audio, and alarms
  • Pool bathroom windows equipped with security features
  • Homeowners and renters with approved FOBs/access cards will receive instructions for updated access
  • Renting or hosting community events? You will be contacted with access instructions
Architectural Guidelines & Applications
Please review the Architectural Guidelines before submitting applications. Compliance is required for all exterior changes.
 
Projects that require ARC approval include:
  • Roof replacement (even same color shingles)
  • Exterior painting (new colors)
  • Structures such as sheds, fences, gazebos
  • Drainage installations
  • Tree removal
  • Basketball hoops
  • Driveway extensions
  • Exterior lighting
Application Timeline:
Submit your application at least 30 days before work begins. The ARC has 30 days to review and respond.

Frequently Asked Questions
I want to make changes to my homes exterior.  What do I need to do?
Great question!!  Go to the Stephen's Glen website at  https://www.stephensglenhoa.com.  Click on ‘Documents’ and then ‘Architectural’.  There you will find the Guide and application that will need to be submitted and approved before any work can be begin. 
 
Can I attend a Board meeting?
Absolutely! Meeting dates, times, and the Zoom link are available on the Calendar tab of the Stephens Glen HOA website. Please note that you must be registered to view the calendar. We encourage all homeowners to sign up on the website. 
 
I want to have a baby shower at the clubhouse, what do I need to do?
To reserve the clubhouse, visit the HOA website (https://www.stephensglenhoa.com), then go to the Pool/Clubhouse tab on the homepage. Print and complete the reservation form, and submit it to the contact person listed on the form. If alcohol will be served, you must fill out and notarize the form as well.  
 
I want to have a pool party.  What do I need to do?  Go to the HOA website (https://www.stephensglenhoa.com) print and fill out the form and send it back to the person listed on the form. 
 
How do I pay my HOA fees?
Check out the HOA website.  The home page has an ‘Account Information’ section.

Our policy requires all on-site contractors / vendors carry general liability coverage and
workers compensation.
 
Liability Insurance 
  • General Liability Each Occurrence: $1,000,000
  •  General Liability Aggregate: $2,000,000
  • Automobile (if applicable) $500,000.

Workers Compensation
  • Each Accident $100,000
  • Disease – Policy Limit $300,000

Towne Properties values our vendors, their time, and services. Our Vendor Café portal, managed by Yardi, is designed to assist vendors with more flexible options for payment by credit card, electronic invoicing, and managing vital business information.
 
Vendor Shield ensures vendor insurance stays in compliance; working directly with insurance companies to obtain renewal certificates before expiration. Vendor Shield prevents delays in payments and more importantly, saves our vendors time.
 
No making phone calls to insurance agents for renewal certificates! The annual fee for Vendor Shield is only $110.
 
Once the Vendor Shield form has been completed please return to TonyMarkoch@towneproperties.com then watch for registration email to complete your vendor profile.
